Occupancy & House Rules
Maximum Overnight Occupancy
• Maximum of 12 overnight guests.
Maximum Property Occupancy
• Maximum of 20 persons on the property at any one time, including overnight guests and visitors.
Events & Gatherings
• Parties, weddings, receptions, celebrations, and large gatherings are strictly prohibited.
• The property may not be used for commercial events, organized functions, or special events of any kind.
Parking
• On-site parking available.
• Please inquire regarding vehicle limits and parking arrangements.
Rates
Rates are subject to change without notice and may vary based on occupancy, season, holidays, and special events.
High Season (Memorial Day through Labor Day)
• $980 per night
• 5-night minimum stay
Low Season
• $799 per night
• 2-night minimum stay
Holiday Periods
• Easter
• Thanksgiving
• Christmas
• New Year’s
• 4-night minimum stay
• Holiday rates may be higher than standard seasonal rates.
Taxes & Fees
• 14% Transient Occupancy Tax (TOT)
• $300 Cleaning Fee per stay
• $1,000 Refundable Security Deposit
Reservation & Payment Terms
Reservation Deposit
• A $1,000 reservation deposit is required to secure your booking dates.
• Reservations are not confirmed until the reservation deposit has been received and approved.
Final Payment
• The remaining balance is due 90 days prior to arrival.
Cancellation Policy
High Season Reservations (Memorial Day through Labor Day)
• Full refund (less the $100 cancellation fee) for cancellations made more than 60 days prior to arrival.
• No refund for cancellations made within 60 days of arrival.
Low Season & Non-Holiday Reservations
• Full refund (less the $100 cancellation fee) for cancellations made 60 or more days prior to arrival.
• 50% refund of all amounts paid for cancellations made 30–59 days prior to arrival.
• No refund for cancellations made less than 30 days prior to arrival.
Cancellation Processing Fee
• A $100 cancellation processing fee applies to all cancellations.
